What about the industrial market ? Covid 19 update

In the SME and industrial market, we encounter different opinions and points of view about the impact of the Covid-19 pandemic.

On one hand, there are a lot of companies that do not suffer from the Corona crisis. Those are mostly companies that have been on the market for a long time and that have been able to continue most of their activities. On the other hand, we observe that young companies, and especially companies in high-risk sectors (events, catering, ...), are experiencing liquidity problems.

We believe that in the future, more and more companies will proceed to a sale & leaseback of their real estate. This way, they will be able to create liquidity and further invest in their own business. This trend is also growing amongst owners/landlords.

We have reached out to many property owners to ask about the impact of the corona crisis. Some of them have received few to no requests from their tenants for discounts on the lease. However, a large majority have received such requests. We observe that in most cases a discount on the lease is granted for a few months in order to ensure a long-term relationship with the tenants.

Most of the owners/landlords are positive about the market and expect little change in the near future. Even during the Corona period, Structura.biz was able to conclude interesting contracts, especially within the sectors that are currently booming. Unfortunately, there are also many deals on hold because people are hesitant or because some agencies are more difficult to reach.

Subsequently, we noticed an increased demand for temporary storage. An increasing number of landlords are considering this alternative. Finally, it may be concluded that we feel a general optimism amongst our clients, who believe that the recovery will take place after the summer at the latest.
